Their entire business model only works with the foolish, desperate, or those who've lost the capacity to make good decisions. I still get spam robocalls over properties I sold in Las Vegas several years ago. The standard pitch is to offer about 60-70% of the value that could be obtained with a market sale. It made me wonder who was intelligent and sophisticated enough to acquire a piece of real estate yet stupid and unsophisticated enough to sell it for a fraction of its market value. The ONLY people this would apply to are out-of-the-area family members who just inherited a property and want immediate cash (it's free money to them) and those with the undiagnosed onset of dementia. Perhaps the first group deserves their fate, but the second group clearly does not.
